The Background

Countryside, a well-regarded residential developer, approached InStyle Direct to furnish a two-bed apartment at Hornbeam House, part of their New Avenue development on Avenue Road, North London. The goal was straightforward but important: transform an empty two-bedroom apartment into a beautifully dressed space that would inspire confidence in prospective buyers and accelerate sales across the development. 

InStyle has had a long working relationship with Countryside, and their return to us is a testament to the trust and results we've already built together. For this project, they also needed to approach it with the same formula to present a stylish, welcoming home that would allow buyers to see the full potential of the space.

The Challenge: Breathing Life Into New Build

Even well-designed new builds usually need staging to sell. The space had to spark imagination and provide a warmth where buyers could envision their lives. We were asked to furnish and style the apartment in a way that felt aspirational yet accessible, with a light palette that would complement the clean lines of the new development. The client also requested lighting upgrades and work-from-home-aligned furnishings. The installation also needed to be completed timely and efficiently to align with Countryside's marketing and sales efforts.

Our Approach

Our design team picked the Rose Gold furniture package, featuring softer tones with pastel accents that matched the client's preference for a soft, neutral palette. We kept the look fresh and modern and brought in warmth through simple touches like textures and accessories.

Colour, Light & Texture

Neutral base was selected for the entirety of the flat to maintain a broader appeal. In the living area, a generous light grey sofa was styled with a layered mix of cushions in earthy and soft tones, adding personality without overpowering the space. The statement rug with a modular coffee table centred the seating area, and the long, slim floor lamp gave the space a modern edge. The generous natural lighting was softened with voile curtains installed throughout the space, creating an airy and welcoming atmosphere at any time of day.

Lighting Upgrades

We added ceiling light shades as an upgrade, finishing each room with a considered look that felt like a true home rather than a show unit.

Modern Living + Work-From-Home Readiness

Recognising that today's buyers increasingly expect flexibility in how they use their homes, we added a work-from-home setup. A sleek black desk with a forest green velvet chair was positioned just behind the sofa in the living room, the setup was elevated with a pair of marble-effect art prints in gold frames. This thoughtful and functional addition was to signal buyers that the apartment could effortlessly accommodate modern working life.

Restful and Warm Bedroom Space

Both bedrooms were designed to create a comfortable space with a boutique touch. A curved headboard, crisp linen, and deep walnut bedside tables with matching ceramic-base lamps helped create a cosy ambience in bedroom one. Geometric cushions in gold and ivory added a luxurious finish, while a coordinating throw completed the layered bedding look. While in the second bedroom, white bedside tables with black task lamps and teal velvet pillow trims, along with abstract art, complemented the overall theme of the space.

The Result

In just three weeks, InStyle Direct transformed an empty two-bedroom apartment into a warm, modern lifestyle that impressed buyers and helped with sales. The success of this apartment sparked follow-on projects from other buyers in the same development, which just goes to show, when a space is put together with real thought and care, its impact reaches far beyond just the unit. Our ongoing relationship with Countryside, and the follow-on enquiries generated from this project, demonstrate the value InStyle Direct brings not just to a single unit, but to an entire development's sales strategy.

The Outcome

Within a week of listing as a short let, the property secured a tenant, then went on to secure a long-term tenancy, generating a four-figure monthly income. This project is a perfect example of how styling high-end homes can be approached with a balance that supports personal goals and long-term financial performance.
