The Background
We received an opportunity to style Vistry Group's latest show flat at Meridian One, Enfield, London, a latest property development project. They wanted to create a space that would appeal to young professionals, investors, and owner-occupiers. The two-bedroom show home is brand new and has a lot of potential, and the InStyle Direct team was tasked to transform this space into a warm, welcoming home, which would highlight the features of the flat to potential clients. We were tasked to transform a newly built space into a compelling show home. The uniquely shaped reception area called for an innovative solution. Its structure required careful planning and furniture selection to maximise the space’s functionality, while maintaining its visual appeal; this area also needed a clear distinction from the living room. The delivery and transformation needed to be quick to meet the client’s sales timeline.
Our Approach
InStyle’s designer Emma developed a comprehensive design strategy which included bold colours, a mixture of patterns, and abstract artwork which would resonate with the target demographic of young professionals, while also maintaining appeal to investors looking for property’s rental potential.
Colour, Patterns, & Texture
We selected colour, tones, patterns and textures that complemented each other. We picked a mustard sofa with yellow and dark blue accents, and chose a slate blue colour for the feature wall. Funky, fun patterns and a mixture of textures added personality to the space, helping it stand out from regular show homes.
The yellow colour theme was subtly added throughout the space – candles on the dining table, a yellow knitted throw blanket in the bedroom that created a design story throughout the unit.
The Space Treatment
To create a clear distinction between the living space and the reception area, we needed a different approach. For the main living room, we placed a bold mustard sofa as the focal point along with a glass coffee table and complemented by a neutral colour accent chair, which created a vibrant space perfect for entertainment.
For the uniquely shaped reception area, we picked a slate blue sofa with blue and white striped cushions to create a more intimate seating zone. We added a tall shelving unit with plants and decorative items, along with abstract artwork on the walls to tie the space together. We also added a functional workspace with a dark desk and brown leather chair by the window, making it a perfect spot for young professionals who work from home.
Complementary Features
We added large artwork, statement pieces, lighting fixtures and added interesting mirrors – (pebble-shaped in the bedroom and oblong in the living area) to make the space more memorable and that would stick with potential buyers.
Letting Natural Light In
The window treatment in the living room features a double pinch pleat voile that filters light while maintaining an airy feeling, and the bedroom has a blackout lining which allows light filtering and maintains privacy when required.
The Outcome
We delivered a complete personalised service and successfully achieved the client’s vision of a modern and warm show home that appealed to buyers, professionals and investors alike. Several properties were sold directly as a result of the show home’s impact, including the show home itself, and the compelling design also helped boost the value and appeal of neighbouring flats in the development.
