Known by our clients for her creative flair, our interior designer Zoe-Hayley Baksh has taken this highly functional modern interior and turned it into a welcoming family home.

“This new-build property already had so much going for it,” reports Zoe-Hayley. “It has a huge open plan kitchen, dining and living space on the lower ground floor, a spacious reception area on the ground floor and four bedrooms, with the bonus of a landscaped garden to the rear.”

“What we needed to do was create a family home, a stylish and contemporary living space where potential buyers could picture themselves living. The furniture and soft furnishings we chose are from our own collections and we used a neutral colour base to complement the colour scheme, walls and flooring. We then used accent colours for soft furnishings and accessories to give each room its own individual look.”

“For the formal reception area we chose an off-white sofa and chairs to create a sophisticated look without overpowering the room. Fresh, yellow soft furnishings help to bring the outside in – the room has stunning full width doors opening onto the garden and these colours add to the room’s light and airy feel,” continues Zoe-Hayley.

“On the lower ground floor, we created a bright, modern look for the open plan kitchen, dining and living space. Soft grey tones for the upholstery are calming and sophisticated and we’ve added blue accents to add vibrancy and depth. A geometric rug adds a contemporary twist. We’ve even created an understairs reading ‘den’ for kids to add an element of fun and help buyers see how they can make the most of unused spaces.”

“For the bedrooms we chose dark timber furniture (a key trend at the moment) together with soft furnishings in soothing neutral tones to keep the look light and airy – we always make bedrooms a peaceful haven away from the stresses of a busy working life.”

“In bedroom one, we opted for stylish walnut furniture and soft furnishings in cool, neutral tones to keep the room light and airy, also designing a relaxed seating area. In bedroom two, we combined walnut furniture with a yellow-green and white soft furnishings scheme to create a calming effect, together with a lovely reading area with bookcase. In the third bedroom, we decided on a mix of black oak and white furniture, this time using soft furnishings in aqua and white to brighten an otherwise dark room. And for the fourth bedroom, walnut furniture and heather and taupe soft furnishings create a tranquil, relaxing space.”

Throughout this beautiful home, the look is sophisticated and contemporary but with a relaxed feel. Homestaging a property is a proven way of bringing ‘showhome chic’ to an apartment or house. “Its not only estate agents and developers doing this though” comments Zoe-Hayley “homeowners who need a quick sale are instructing us to help them too.”
